Number of newbuild homes sold falls again
- Almost 56 thousand existing homes were sold in Q1 2026, and over 5 thousand newbuild homes.
- More existing homes but fewer newbuild homes were sold, year on year.

A total of 5,126 newbuild homes were sold in Q1 2026, a decrease of 19.1 percent, year on year. It was the third consecutive quarter in which the number of newbuild homes sold fell. This is according to new figures from Statistics Netherlands (CBS), the Netherlands’ Cadastre, Land Registry and Mapping Agency (Kadaster) and Eurostat.
Almost 56 thousand existing homes were sold in Q1 2026, which was a year-on-year increase of 8.7 percent. A total of 61,075 homes (both existing and newbuild) were sold, with a combined total sale value of over 30 billion euros.

House prices on the rise
The average sale price for an existing home was up by 5.2 percent in Q1 2026 (year on year). That increase was smaller than the rise seen in the previous quarter, however. In Q4 2025, the average sale price for existing homes rose by 6.2 percent (year on year). The average sale price for existing homes in Q1 2026 was 492 thousand euros.
The average price of a newbuild home was also up, by 4.6 percent (year on year). This rise in newbuild prices also slowed somewhat: in Q4 2025, the increase was 6.2 percent. The average sale price for a newbuild home in Q1 2026 was 516 thousand euros.

Price increase in the Netherlands is around the European average
The year-on-year price increase for all owner-occupied homes sold in the Netherlands in Q1 2026 was 5.2 percent. That was very close to the European Union average of 5.1 percent. At 17.8 percent, house prices rose by the most in Portugal. The only country where house prices declined (year on year) was Finland. House prices in Finland have been falling since the end of 2022.
