Prices of owner-occupied homes up by 6.2 percent

In the fourth quarter of 2025, prices for new and existing owner-occupied homes rose by 6.2 percent compared with the same quarter in 2024. The average sale price of an existing owner-occupied home was just over 485,000 euros, while for newbuild homes it was around 520,000 euros. This is according to new figures from Statistics Netherlands (CBS) and the Netherlands’ Cadastre and Land Registry. 

Over 75,000 owner-occupied homes (existing and newbuild) were sold in Q4 2025, which was 9.7 percent higher than Q4 2024. The average sale price for all types of owner-occupied homes was over 489,000 euros.

In Q4 2025, over 8,000 newbuild owner-occupied homes were sold, 7.6 percent fewer than Q4 2024. In 2025 as a whole, over 26,000 newbuild homes were sold, the same number as in 2024.

Property prices up once again

Prices of existing owner-occupied homes rose by 6.2 percent. Q4 2025 was the eighth consecutive quarter in which house prices rose, but the increase was less pronounced than in the previous six quarters. Compared with Q3, the price of an existing home was 0.5 percent higher. The average sale price of an existing home was nearly 486 thousand euros.

In Q4 2025, prices for newbuild homes were 6.2 percent higher year on year. In the previous quarter, this increase was 8.8 percent. The average sale price of a newbuild owner-occupied home is just over 520 thousand euros.

House prices in the EU up by 5.5 percent

In the Netherlands, the price of newbuild and existing homes rose by an average of 6.2 percent year on year. This was the fourth quarter in which the increase in the Netherlands was above the European average increase of 5.5 percent. As in the previous quarter, prices only fell in Finland - this time by 3.1 percent. The largest price increase was in Hungary, at 21.2 percent.
