House prices nearly 11 percent up in December

Prices of owner-occupied dwellings (excluding new constructions) were 10.9 percent higher in December 2024 than one year previously, on average. The price increase was smaller than in the four previous months. In December, prices fell by 0.7 percent, relative to November 2024. This is evident from price monitoring of existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency (Kadaster).

Now that the December figures are known, Statistics Netherlands (CBS) is able to indicate the annual figures. In 2024, owner-occupied dwellings increased in price by 8.7 percent, on average, relative to the previous year.

House prices decreased by 0.7 percent from December

The price index for existing owner-occupied dwellings decreased by 0.7 percent in December, relative to November. House prices reached a low in June 2013; they subsequently followed an upward trend until August 2022. Then the trend reversed, and the price index fell until June 2023. Since then, prices of owner-occupied dwellings have been increasing. In December, house prices were 7.6 percent higher than at the previous peak in July 2022, on average.

More housing transactions in December

According to The Netherlands’ Cadastre, the total number of housing transactions recorded over the month of December stood at 20,291. That was nearly 7 percent more than one year previously. In 2024, altogether over 203,555 dwellings changed ownership, representing an increase of nearly 12 percent year on year.

In December, the average transaction price for an owner-occupied dwelling was 455,512 euros. The average selling price may show a different trend than the price index for existing owner-occupied dwellings published by CBS and The Netherlands’ Cadastre, Land Registry and Mapping Agency. Unlike the price index, the average transaction price does not take into account differences in the quality of dwellings. In order to determine price developments of existing owner-occupied dwellings, it is therefore better to use the price index.
