House prices 5.5 percent lower in June

In June, owner-occupied dwellings (excluding new constructions) were on average 5.5 percent cheaper than in June 2022. The decrease is virtually the same as in the previous month. Compared to May 2023, prices rose by 0.2 percent. This is evident from price monitoring of existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency.

Price index owner-occupied dwellings rose by 0.2 percent relative to May

Relative to May, the price index of existing owner-occupied dwellings increased by 0.2 percent in June. The price rise follows four months of decline. House prices reached a low in June 2013; they subsequently followed an upward trend until August 2022. Since then, the price index has fallen almost continuously. In June, house prices were over 87 percent higher than during the low in June 2013.

According to The Netherlands’ Cadastre, the total number of transactions recorded over the month of June stands at 16,585. This is almost 6 percent more than one year previously. In the first half of this year, altogether 84,937 dwellings changed owners. This represents a decrease of 7 percent relative to the same period in 2022.
