More new-build homes sold, prices up once again
The 9.3 percent rise in the price of new-build homes in Q1 2025 was the largest increase in at least two years. This is according to the price index for new home sales, which corrects for the quality and type of new-build homes sold. In Q1 2025, the average sale value of a new-build home was around 504 thousand euros.
The average price of existing homes also increased - by 10.9 percent. Prices for existing homes have risen more rapidly over the last five quarters than those of new-build homes. The average sale value of an existing owner-occupied home was 470 thousand euros in Q1 2025.

More new-build homes sold
A total of 6.2 thousand new-build homes were sold in Q2 2025. That was a year-on-year increase of over 28 percent, and the sixth consecutive quarter in which there was an increase. More existing homes were sold in Q1 2025 too. A total of 51.5 thousand existing homes were sold - almost 16 percent more than in Q1 2024.

House prices in the EU up by 5.7 percent
The average year-on-year price increase for new-build and existing homes combined in the Netherlands was 10.7 percent. That was higher than the average increase for the EU as a whole of 5.7 percent. There were six EU countries where house prices rose more rapidly than in the Netherlands. The largest increase in Q1 2025 was seen in Portugal, at 16.3 percent. The only country where house prices fell relative to last year was Finland.
