Prices of new-build homes up 3.6 percent in Q3, year on year

In the third quarter of 2024, prices of new-build dwellings were 3.6 higher than in Q3 of 2023. The increase was 2.9 percent compared to Q2 of 2024. The price index for existing owner-occupied dwellings increased by over 11 percent year on year. This is according to new figures released by Statistics Netherlands (CBS), the Netherlands’ Cadastre, Land Registry and Mapping Agency (Kadaster) and Eurostat.

Increase in the number of new-build transactions

In the third quarter of 2024, over 6.5 thousand new-build homes were sold, which was an increase of 7.2 percent compared to the previous quarter and a year-on-year increase of over 69 percent. It was the fourth quarter in a row in which we saw a positive year-on-year trend in the number of new-build dwellings sold. The number of existing dwellings sold also went up: 54 thousand were sold in Q3 2024, 15.3 percent more than in Q3 2023.

Increase in the average selling price of existing dwellings

The average selling price for existing dwellings in Q3 2024 was over 463 thousand euros. This was 441 thousand euros in the previous quarter. For new-build homes, the average selling price was 475 thousand euros, which is a decrease from the previous quarter. The average selling price then was 482 thousand euros.

House prices in the EU

House prices for both new-build and existing dwellings in the Netherlands were 10.3 percent higher in Q3 2024 than in Q3 2023. This price increase means the Netherlands saw the fifth-largest increase in Europe. House prices in Bulgaria rose the fastest at 16.5 percent, followed by those in Poland (14.4 percent), Hungary (13.4 percent) and Croatia (12.3 percent). The average price increase in Europe compared to Q3 2023 was 3.8 percent. A total of 19 countries are above the average price increase, and eight are below it. Four countries show a negative trend compared to the previous year. The sharpest declines were seen in France (down by 3.5 percent) and Finland (down by 2.8 percent).
