House prices also 5.5 percent lower in July

In July, owner-occupied dwellings (excluding new constructions) were on average 5.5 percent cheaper than in July 2022. The year-on-year decrease is the same as in the previous month. Compared to June 2023, prices rose by 0.5 percent. This is evident from price monitoring of existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency.

Price index owner-occupied dwellings rose by 0.5 percent relative to June

Relative to June, the price index of existing owner-occupied dwellings increased by 0.5 percent in July. House prices reached a low in June 2013; they subsequently followed an upward trend until August 2022. Then the trend reversed, but prices have risen again over the past two months. In July, house prices were over 88 percent higher than during the low in June 2013.

Fewer transactions in July

According to The Netherlands’ Cadastre, the total number of transactions recorded over the month of July stands at 14,925. This is over 9 percent less than one year previously. In the first seven months of this year, altogether 99,862 dwellings changed owners. This represents a decrease of over 7 percent relative to the same period in 2022.
