House price increase levelled off again in July

In July, owner-occupied dwellings (excluding new constructions) were on average 14.5 percent more expensive than in the same month last year. The price increase was 16.6 percent in June. This is evident from price monitoring of existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency.

Upward trend in house prices

The price index of owner-occupied dwellings increased in July 2022. House prices reached a low in June 2013; they have followed an upward trend since then. In July, house prices were on average over 99 percent higher than during the low in June 2013.

Fewer transactions in July

According to The Netherlands’ Cadastre, the total number of transactions recorded over the month of July 2022 stands at 16,417. This is almost 14 percent lower than one year previously. In the first seven months of this year, altogether 107,722 dwellings changed owners. This is over 22 percent less than in the same period in 2021.
