House prices almost 9 percent higher in September

In September 2020, prices of owner-occupied dwellings (excluding new constructions) were on average 8.6 percent higher than in the same month last year. This is the highest price increase since February 2019. This is evident from price monitoring of existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency.

House prices show upward trend

House prices peaked in August 2008 and subsequently started to decline, reaching a low in June 2013. The trend has been upward since then. In May 2018, the price index of owner-occupied dwellings exceeded the record level of August 2008 for the first time. The index reached a new record high in September 2020; compared to the low in June 2013, house prices were up by 52.5 percent on average.

More transactions in September

According to The Netherlands’ Cadastre, the total number of transactions recorded over the month of September stood at 20,601. This is 12.5 percent higher than in September 2019. Over the first nine months of this year, a total of 168,708 dwellings were sold. This represents an increase of over 6 percent relative to the same period in 2019.
