Average transaction price
The average transaction price (or purchase price) is the average of the transaction prices for all existing owner-occupied houses sold in one year in the Netherlands.
No correction is made for the type and quality of the home. For example, in municipalities where many larger, higher-value homes are sold, the average transaction price will be higher than in municipalities where many smaller apartments are sold. It should also be noted that the number of transactions per year has a significant impact on the average transaction price: if a municipality has a relatively low number of transactions per year, it is more likely to see larger fluctuations in average transaction prices. Larger municipalities with a wide mix of housing types will be less affected by this.
The price index for existing homes for sale, which CBS reports on every month, does correct for these differences. As a result, price trends over time can be tracked using this price index. The existing home price index is published on a quarterly basis for most municipalities.
