How can the annual house price index for existing dwellings be higher than the four quarterly indices?
For the quarterly figure, all sales within a quarter are taken together in the calculation. The same is done for the monthly figures. The arithmetic average of the three months therefore does not correspond with the quarterly figure. As the annual figures is the arithmetic average of the 12 months, this means that the quarterly figures are not by definition around the level of the annual figure.
