Contraction of the private rental sector in 2024

On 1 January 2025, there were 3 thousand fewer rental homes in the private sector, year on year. This is because there were 22 thousand fewer rental properties owned by private individuals. Many of these homes transferred to the owner-occupied housing sector. The number of private rental properties owned by companies and other organisations actually increased by 19 thousand. This was mainly because more new-build homes were added, buildings were converted into homes and properties were split into multiple homes. Statistics Netherlands (CBS) reports this on the basis of a study conducted at the request of the Ministry of Housing and Spatial Planning (VRO).

Share of income spent on housing fell between 2018 and 2023

The median housing cost ratio – i.e. total housing costs as a percentage of household income – was lower in 2023 than in 2018 for both home owners and tenants. The sharpest decline was seen among households living in social housing, from 31.0 percent in 2018 to 25.4 percent in 2023. However, the median housing cost ratio was also lower in 2023 than in 2018 for households living in owner-occupied dwellings and for households renting from a non-housing association. Statistics Netherlands (CBS) reports this based on newly released figures from the Woonbase, a housing database produced by CBS.

High quality of life today still comes at the expense of future generations

The Netherlands is a country where people are generally satisfied, trust one another and enjoy a high and increasing level of material well-being. But there are issues too. For instance, there are plenty of jobs, but work pays less well than it used to, in relative terms. The housing shortage also continues to grow. And, once again this year, the high level of well-being that we enjoy today comes at the expense of future generations. The earning power of the economy is declining, the pressure on the natural environment remains high, and the viability of the welfare state and the quality of public institutions are also under pressure. This is according to the Monitor of Well-being and the SDGs 2025, which Statistics Netherlands (CBS) presented to the Dutch House of Representatives on 21 May. The English version of the Monitor of Well-being will be published in July.

Energy bills 2 percent lower

The average household in the Netherlands spends 2,065 euros on energy bills each year based on January 2025 energy prices. That is 43 euros less than in January 2024, a decrease of 2 percent. This drop is due to lower prices, combined with slightly lower projected consumption of electricity in 2025. Gas consumption is projected to rise in 2025, however. Statistics Netherlands (CBS) reports this on the basis of energy bills in January 2025.
