Biggest house price increase since the summer of 2001

In March 2021, owner-occupied dwellings (excluding new constructions) were on average 11.3 percent more expensive than in the same month last year, representing the largest increase since June 2001. The price rise moderated in 2019 but picked up again in 2020. This is evident from price monitoring of existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency.

House prices show upward trend

House prices reached a low in June 2013; they have followed an upward trend since then, reaching a new record level in March 2021.

Compared to the low in June 2013, house prices were up by 62 percent on average in March.

More housing transactions in March

According to The Netherlands’ Cadastre, the total number of transactions recorded over the month of March 2021 stood at 25,240. This is 35.5 percent more than one year previously. In the first three months of this year, altogether 66,627 dwellings changed owners. This represents an increase of over 29 percent relative to the same period in 2020.
