House prices drop further

Prices of existing houses sold in April 2009 were on average 2.2 percent lower than twelve months previously. For the third month in a row, prices of residential property were lower than one year previously. This is shown by the price index of existing houses, a collective publication by Statistics Netherlands and the Land Registry Office.

All types of existing homes were cheaper than in April 2008. Prices of detached houses declined most, by 3.2 percent. Prices of semi-detached houses declined the least, by 0.4 percent.

Prices of existing houses were 0.6 percent lower than in March 2009. All types of homes became cheaper, with the exception of semi-detached houses. Prices of terraced houses declined most substantially (1.2 percent).

For the sixth month in a row, the number of house sales was substantially lower than one year previously. Over ten thousand houses were sold in April 2009, a reduction by nearly 50 percent relative to April 2008. Sales declined considerably across all types of houses and all provinces.

Statistics Netherlands and the Land Registry Office have published prices of existing owner-occupied houses since January 2008. The price index of existing owner-occupied dwellings reflects price changes of residential property in the Netherlands sold to private individuals.
